We’re pleased to share an update on our revised plans, which have now been resubmitted for zones 2, 3, 6 and 10. These changes focus on listening, learning and supporting the area for the long-term, creating a development that is lower‑density, more family‑friendly and closely reflecting the Hayle coastal look and feel.
Below is a summary of what’s changing and the benefits these updates will bring.
Zone 2 – Homes only, more space
This area will now be entirely residential, with flats largely replaced by terrace style family houses.
Key benefits:
- Family terrace style houses, each with a garden and two parking spaces.
- Around 30% reduction in development size, with greater spacing between buildings for a more open, less crowded feel.
Zone 3 – Improved parking and access
A new 90‑space car park will replace all flats in this zone.
Key benefits:
- Dedicated accessible parking close to entrances.
- Electric vehicle charging and motorcycle spaces.
- New footpaths to match existing paving along North Quay Road.
- New planting and landscaping along North Quay Road.
Zone 6 – More landscaping, larger homes
With the hotel relocated elsewhere on the site, development in this zone has been significantly reduced, with new buildings accommodating up to three bed homes.
Key benefits:
- Overall footprint reduced by two thirds, with buildings reduced from five to three.
- 42 new apartments, including one, two and three bed homes.
- A landscaped courtyard reflecting the coastal setting.
- Permanent two-storey Gilbert’s beachside café with a timber terrace overlooking the beach and estuary.
- Improved parking and landscaping by adjusting access road to Harvey Towans car park.
- Clear access maintained to the beach, slipway and fishermen’s wharf.
Zone 10 – Built for families
This zone has seen small changes, with majority of apartments removed and replaced by family homes.
Key benefits:
- Apartments largely replaced with family homes.
- Building heights reduced from three to two storeys, in keeping with surrounding area.
- Landscaping changes to enhance the area.
As part of these changes to the resubmitted plans, we are prioritising quality over quantity by reducing density and placing greater emphasis on homes, open space, and accessibility, helping to create a place that works better for both the local community and future residents.
